Fees & Payment Structure

Base Fee: ₹25,000
Structure Certification (if required): ₹5,000 additional

Government online approval charges (as per sqm) are paid directly by the client and are not included in the professional fee.

60% advance required before commencement of work.
Remaining 40% before final submission.

No work proceeds without advance confirmation.

What is Not Included

– Construction supervision (unless separately contracted)
– Unlimited design revisions
– Interior design
– Liaisoning or unofficial facilitation
– Structural design beyond certification scope
– Any work beyond defined approval drawings

Client Responsibilities

– All land ownership documents must be provided before work begins
– Site boundaries must be clearly marked on ground before geotagging
– Accurate site measurements to be confirmed by client
– Government portal charges (per sqm) to be paid directly by client
– Any false information provided by client will void professional responsibility

Process Timeline

– Initial document review: 1–2 working days
– Draft planning drawings: 3–5 working days
– Revision cycle (if required): 2–3 working days per cycle
– Final submission: After balance payment clearance
– Self-approval cases (where applicable): Typically within 7 working days


Timelines depend on timely document submission and client responsiveness.

Supervision & Compliance Declaration

All approvals and submissions are carried out based on documents and information provided by the client.

Architect supervision affidavit (where required by authority) applies strictly to approved drawings and defined scope only.

Any construction executed without written confirmation or beyond approved drawings is considered outside professional responsibility.

In case of deviation or misrepresentation by client, the architect reserves the right to notify the concerned authority.
